Starting a new building project, whether it’s a small kitchen renovation or a full remodel, can be exciting, and sometimes a bit scary. There’s a lot to think about – Can I get planning permission? Can I find the budget?

We have worked on all kinds of building projects and, while some builds have unique requirements, most follow the same process. We’ve put together a 6-step process on how to start a building project that we usually follow with our clients. Here’s how you can start yours.

1. How Big Is The Build?

Before starting anything, it’s important to consider how big your build is going to be. We will talk you through your vision and establish what you’re looking for. This will help us determine the size of the build and whether you need planning permission. Small extensions or home improvements under 20 sqm won’t require planning permission, but builds over 20 sqm will.

2. Applying For Planning Permission

If your build is over 20sqm, you will need to apply to your local authorities for planning permission. This could include providing any of the following –

  • Drawings, sketches or architectural drawings
  • Plans for the building work you wish to carry out
  •  Structural engineers' calculations

Applying for planning permission can become confusing if you haven’t done this before. But we can provide the correct support and put you in contact with our partners, making the process as stress-free as possible.

3. How much will it cost?

Once we know what the project involves and we have looked at your drawings, we will design a detailed quotation. This will include a schedule of works for the whole building project. Rest assured, your quotation price will never change unless we have discussed and agreed on any additional extras.

We understand that transparency is important, especially when it comes to money. So, we send you invoices every week and will only charge you for the work completed up to that point. This ensures you never pay for anything more than what we have done.

4. Building Control

Once building begins, you will need to apply for building control. They will visit at various stages throughout the building project to ensure we are doing our job properly. The cost of this application will change depending on the size of your build, but applications usually start around the £350 mark.

5. Project Management

We pride ourselves on great communication. Throughout your building project, we will provide you with regular updates, including weekly progress meetings. This ensures that there are no nasty surprises, and you are as in control of your project as you want to be.

6. Wrapping up the project

Once we believe that we are happy with our work, we shall then invite you to snag the job. This involves you giving us the thumbs up and ironing out and finishing touches.
